Planning Permissions & Building Regulations Planning Permission and Building Regulation are often confused and misunderstood. Planning Permission is permission to erect/extend a building while Building Regulations define how the new building must be constructed. A planning application can be a complex process and you need to have several documents ready before you can complete the application form. You need the necessary plans and mandatory national and local documentation. The supporting documents you may have to supply vary from council to council. Building regulations approval is needed for the work you are carrying out. Building regulations make sure that the design and construction of a building is safe. They are separate from planning permission. Before you start any building work, you should always check with your local planning authority whether you need building regulations approval .You can apply for approval to your local planning authority or an approved inspector. These inspectors work for private companies but can provide a building control service.

The Party Wall Act The Party Wall Act provides the framework for preventing and resolving disputes in relation to party wall matters, boundary walls and excavations near neighbouring buildings. If you are a building owner and intend to carry out building work which involves: work on a wall shared with another property; or building on the boundary separating a neighbouring property; or excavating near a neighbouring building If it is, you are legally bound to notify all adjoining owners (which include freeholders and leaseholders) whose property will be affected by the proposed works. The process is straightforward, but without expert advice at the outset you may waste valuable time, fall out with your neighbours or face legal action should you be found in breach of the Act.
